Spring Maintenance Tips for Homeowners

Spring has finally returned! As the days get longer and the temperatures warmer, there’s no better time to do routine home maintenance. Read on for some tips that will help ensure your home remains safe and in prime condition.  You could even save some money on repair costs and homeowner’s insurance, to boot!

  1. Check the roof – The weight of heavy ice and snow combined with winter’s ever-shifting temperatures can take its toll on your home’s roof. Look for signs that your roof needs to be replaced or repaired—now is the perfect time to begin budgeting.  Also, make sure that your gutters are clear and securely attached to prevent any future problems.

  2. Examine the chimney – Make sure the caulk and flashing around your chimney is intact. Schedule a flue cleaning and inspection with a certified chimney sweep to make sure that you’ll be ready for the next heating season.

  3. Inspect the attic – Look for any leaks and signs of pest invasion or damage. Clear out any clutter, and install a dehumidifier if necessary to address excess moisture issues.

  4. Check the outside of your home – Repair loose or damaged siding, and check all soft wood for signs of rot. Examine all railings for weakness, and replace if necessary.

  5. Trim the trees – Remove any dead trees, and trim healthy vegetation back at least 18” from any power lines or structures.

  6. Test smoke detectors and fire extinguishers—Replace any damaged or malfunctioning units.

  7. Clean/replace vent systems and filters – Inefficient ventilation systems and dirty filters can take a toll on your general health as well as your energy bills. To make sure the air in your home is safe for you and your family, clean/replace all air vents monthly.  Spring is also a great time to examine your home’s ductwork and address any potential fire hazards. Make sure to include your dryer vents and filters!

  8. Pull out the refrigerator and clean the coil vents –You’ll lower your energy bills AND protect yourself against refrigerator failure (and the water damage and food spoilage that often accompany it).

  9. Clean up the yard – Remove any brush or rocks that could pose a hazard. Level any walkways. Ensure that outdoor lighting works properly.

  10. Consult with yourinsurance broker – Review the specifics of your insurance policy, and make sure that you are carrying the appropriate level of coverage for your needs.

Following these simple steps now can help you to avoid disaster down the road.  By tackling these issues in early Spring, you’re freeing up time for Summer fun and relaxation!
